Full Description
An italian company of strategic consulting, innovation design and industrial design of assets (movable, immovable and intangible assets) and development in the sectors of commerce, construction/real estate, ict, manufacturing industry and tourism, has developed a project/ model of real estate development “Real Estate Sustainable Business Model Design & Development”, disruptive, scalable and replicable by means of creative, digital, technological and manufacturing design solutions and follow up of development and implementation, which are on sale.
The project has been enhanced for sustainability, efficiency and digitalization by a leading multinational company and is in collaboration with it as a development team.
The consultant/designer goal is that of consulting, designing, planning, developing and driving its clients from the “Idea to the Project to the Prototype to Development " in the various sectors.

SLH “Smart Living Hub” is a brand and an asset/model of creative, innovative and sustainable design and development owned by the consultant/designer, designed in its original version for the recovery, enhancement and transformation of industrial properties. (archaeological properties). SLH in its Original version, is a project designed for the creation of smart real estate developments with mixed use (residential and commercial) for students, independent travellers, business users and locals focused on sustainability, creativity and innovation and with an increased added value. SLH “Smart Living Hub” is a modular project, designed in different versions based on the target of use and types of real estate assets.
The development and implementation of the pilot project/prototype of real estate development “SLH Original” is thought for the purchase and development of an industrial archaeology asset and villa of historical testimonial value, located in an Industrial district in Italy, and is divided in 4 main different phases:

1. Property Selling phase (HBU design/feasibility/pre-design/ master plan/ general project)

2. Definitive & executive design phase

3. Construction phase

4. Operational and implementation phase

The project for the development and implementation phases will be realized through the ad hoc creation of certified professional teams and supply chain companies for the final and executive design phase and for the construction, development and implementation phases. The certified and qualified professionals and the supply chain companies present in the portfolio will be agreed upon and chosen definitively together with the final customer/buyer.

The project was designed with the aim of promoting: urban and real estate recovery with a view to its sustainable valorization, technological innovation, internationalization, made in Italy / design in Italy / made in Eu, increase in human capital, research and development, training and culture, creation of new products and services, competitiveness on the markets, creation of collaborations and business aggregations, creation of new co's, local economic development, tourism 4.0 and hospitality 4.0. and sustainability for new and current generations. The project for the specific pilot asset was given for use, in the ways deemed appropriate by the consultant/designer, for marketing purposes, to a real estate agency, which also collaborates with the Consultant/Designer and with the multinational and which is part of the team.

Technical Specification or Expertise Sought
We are looking for Investment funds/savings management companies, investors and / or real estate developers of european and international background interested in purchasing and investing in a long-term perspective, in this type of operation, thus going to realize this pilot project and extending it to other interconnected industrial districts.

We are also looking for a management company interested in the rental/management of the residential part (in general studio apartments in compliance with national Italian student housing and condo-hotel regulations plus study / lesson rooms and any other spaces of a digital and non-digital nature.
The other intended uses are generally covered, subject to verification of pre-interest, but clearly to be realized in a post-sale phase of the property asset.

Finally, we are also looking for other real estate industrial archaeological assets, sited in industrial districts on which to work, develop and increase the development of the model.
