General information

Short Summary
"Malinovka" is a recreation base located in an ecologically clean area of Kharkiv region, Ukraine. We offer short-term rental of cottages, restaurant and catering services. Due to the Russia-Ukraine war, the facility was partially damaged by shelling. We are looking for international partners or investors to support the restoration and development of our eco-tourism complex through business cooperation, joint ventures, or funding for innovative green initiatives and infrastructure upgrades.
Full Description
“Malinovka” is a countryside recreational complex founded in 2013, located in an ecologically clean pine forest area near the Siverskyi Donets River, just 40 km from Kharkiv, Ukraine. Before the war, the site functioned as a full-scale vacation destination offering cottage rentals, two swimming pools, a bathhouse, active recreation zones, a restaurant, and a bar with an open-air terrace. The base also hosted a summer children's camp and served individual and corporate guests.
As a result of the Russia-Ukraine war, parts of the infrastructure were damaged by shelling. Despite these setbacks, “Malinovka” continues to operate partially and is actively working on rebuilding. Our team is now focused on modernization, sustainable development, and technological upgrades.

We offer a product that combines hospitality services with ecological and educational components. The innovation lies not in isolated solutions but in a complex, multifunctional environment that merges green tourism, environmental education, and high-quality recreation.
Key Product and Innovations:

“Malinovka” provides comfortable short-term rentals in wooden cottages designed using energy-efficient and environmentally friendly materials. Planned upgrades include solar-powered lighting, greywater recycling systems, and waste sorting infrastructure. Recently, 50 paulownia trees were planted on-site as part of our reforestation effort.

We prepare meals on-site using seasonal and locally sourced ingredients from regional farmers and producers. This supports the local economy and ensures product traceability and freshness.

We aim to launch an on-site eco-learning zone offering interactive workshops for children and adults, including woodworking, animal care, and ecological sustainability practices. This educational element adds unique value, especially for families and school groups.
A core part of our plan includes rebuilding and upgrading infrastructure using modern, modular, and resilient building technologies to ensure safety, energy-efficiency, and climate adaptability.

In addition to tourism, “Malinovka” is positioned as a space for psychosocial recovery for war-affected populations. Future plans include creating wellness retreat programs (e.g., forest therapy, group workshops) for internally displaced persons (IDPs), veterans, and families.

We are seeking strategic partnerships, investors, or co-developers to support the revitalization and expansion of the “Malinovka” base. Potential forms of collaboration include:
• Equity investment;
• Joint ventures for eco-tourism or digital solutions;
• Equipment sponsorships or green technology transfer;
• Partnerships with educational institutions or NGOs on eco-programs.

We offer a tested location, an experienced team, and a solid post-conflict rehabilitation concept combining business potential with social and environmental value. Our long-term goal is to become a flagship model for sustainable tourism and nature-based recreation in Eastern Ukraine.
Advantages and Innovations
“Malinovka” offers unique advantages for both post-war recovery and sustainable development. It is a proven location with a strong pre-war track record, situated in an ecologically clean pine forest area near the Siverskyi Donets River — just 40 km from Kharkiv. This location offers a powerful competitive edge: tranquility, nature, and recovery in close proximity to a major city.

The “Malinovka” team consists of experienced specialists in hospitality services, logistics, event organization, and infrastructure maintenance. All staff members have hands-on experience in the hospitality sector and possess the skills to adapt quickly to post-crisis management conditions.

We are implementing a new concept of space: recreation that supports both physical and psychological recovery. Plans include modular reconstruction of damaged facilities, installation of solar-powered autonomous lighting, and the creation of outdoor zones for group wellness activities.

We source food ingredients from local farmers in the Kharkiv region. This reduces transportation costs, supports the local economy, and guarantees maximum freshness. As part of our environmental restoration initiative, 50 paulownia trees have already been planted on the site.

We are open to adopting new technologies, including digital solutions for booking management, remote administration, and infrastructure monitoring. This will enable us to scale operations without compromising quality.
