General information

Short Summary
An Austrian SME offers a customisable digital building management system for property and facility managers in SMEs. All building-related systems and technologies can be efficiently handled with a single system, regardless of the manufacturer/vendor. It enables holistic monitoring, faster decision-making, full transparency, greater energy efficiency thus lowering operating costs, increasing operational reliability. SMEs from DACH-region are sought for commercial, technical, license cooperations.
Full Description
PROBLEM DESCRIPTION
Property and building/facility managers usually have various software tools and manual processes for the operational control and ongoing reporting of their buidlings or company premises. Many organisations struggle with fragmented workflows, inconsistent data sources and time-consuming manual processes. Conventional tools focus either on documentation or task management. This leads to a lack of transparency, efficiency and centralised control in building and property management.

SOLUTION
The Austrian company offers a customisable digital building management system. The novel digital platform acts as an interface-independent umbrella system that unifies all building-related systems and
technologies into one centralized easy-to-use surface – regardless of the manufacturer or vendor. Whether it's HVAC, electrical systems, fire alarms, PV systems, or security technology – all data streams and functionalities are brought together seamlessly. It combines operational control, live reporting, and customizable workflows in a single environment.

A key feature of this system is its additional ability to optimize energy consumption. By integrating advanced sensors, data analytics, and automation technologies, the system provides insights into the building's energy usage. This enables the identification of inefficient systems, the elimination of bottlenecks and the reduction of energy consumption.

The system is specifically tailored to the needs of property and facility managers and allows real-time collaboration between clients, service providers, and internal teams. It is fully modular, scalable, and adaptable to complex, multi-location operations.
Thanks to the open interfaces, seamless integration into existing centralized digital Building Management Systems (BMS) is also possible. This enables a unified interface and centralized control across platforms—ensuring greater efficiency, transparency, and ease of use. By consolidating tools and workflows, property stakeholders are supported in creating streamlined, end-to-end processes from a single source.

TECHNICAL DETAILS
The system is a web-based platform built on modern, secure architecture. It features a dynamic dashboard, automated ticketing and reporting systems, and flexible integration capabilities via API. Core technologies include a PostgreSQL database, a React-based frontend, and a Python backend. The system supports granular user roles and permissions, real-time notifications, mobile optimization, and multilingual support. Data is encrypted in transit and at rest, ensuring GDPR-compliant security standards.

The system has been successful on the market for around 10 years. The platform is constantly being improved to meet the changing requirements of the market. Currently, the main focus is on integrating artificial intelligence, including the development of an intelligent chatbot designed to support users in navigating the system, automating tasks, and providing real-time assistance.

APPLICATION AREAS
Currently, the system is used in real estate and facility management to monitor building operations, coordinate maintenance and manage service providers. It is also being adopted in related industries such as construction site documentation, asset tracking, and infrastructure management.
In the future, its use will be expanded to sectors like logistics, retail property operations, or smart city infrastructure due to its flexibility and strong data handling capabilities.

PARTNER SOUGHT
The Austrian company is primarily looking for small and middle-sized companies (SMEs) especially from the DACH-region (Germany, Austria, Switzerland) from industrial sectors with high energy consumption for customized integration of the novel digital platform into their building management.
Advantages and Innovations
The platform allows for holistic monitoring, faster decision-making, and full transparency across disciplines – without the need for proprietary integrations or vendor lock-ins.

This leads to the following advantages:
- Vendor-independent integration: the platform connects to all common building technologies regardless of brand or supplier – offering maximum flexibility and long-term investment security.
- All-in-one interface: instead of switching between multiple platforms (e.g. for energy monitoring, service documentation, or maintenance planning), users work in one unified interface –reducing complexity and training effort.
- Real-time energy insights (ISO 50001 - energy management - TÜV certification): traditional facility management is combined with real-time energy data, allowing users to identify inefficiencies and optimize operations continuously - ultimately lowering operating costs, increasing operational reliability, and minimizing environmental impact.
- Modular & scalable architecture: clients can start small and expand the system step by step, depending on their needs – ideal for both single buildings and large portfolios.
- User-focused automation: intelligent task automation, smart alerts, and AI-based assistance reduce manual effort and improve response times.

In addition, the system offers powerful reporting capabilities that can be tailored precisely to each client's specific needs. Whether it's line graphs, bar charts, or pie charts – any type of report required can be generated and integrated. This flexibility ensures that key performance indicators, operational insights, and relevant data are always available in the most useful format for decision-making.

IPR notes
The platform brand is a registered trade mark, which means that the name and visual identity are protected. Appropriate internal measures are taken to safeguard core functionalities, business logic and process workflows as proprietary know-how and trade secrets.

Partner Sought

Expected Role of a Partner
The Austrian company is primarily looking for SMEs from industrial sectors with high energy consumption such as:
- Mechanical engineering
- Plant construction
- Warehouses and logistics centers
- Steel storage and other moisture-sensitive stored goods

Cooperations with partners in commercial real estate, residential housing projects and the public sector (e.g. with facility managers from schools, universities or hospitals) are also welcome. Yet the efficiency of building operation and energy optimisation should be just as important.

The company is primarily looking for partners in Germany, Switzerland and Austria, but is also open to other European countries if the project environment and general conditions are suitable.

Task to be performed by the Partner:
- Commercial agreement with technical assistance/License agreement: partners willing to buy the novel system for their building management; the Austrian company provides training and full technical support.

- Technical cooperation agreement: the system can be customized according to the specific requirements of potential partners.

- Outsourcing agreement: the installation and operation of the sensor network for the system can be outsourced to an external service provider. The service provider is responsible for both implementation and ongoing support.
